It is very difficult to see on these photos but this is a property built in 1950's that Andy and I surveyed around 12 months ago. We noted that the area above the kitchen and lounge window (where a small beam (lintel) would be situated had distorted. We thought that the reinforcement bars inside the lintel may have failed and eroded as the brickwork was cracked and was being pushed out from the wall. To the kitchen window this was c 7mm. We advised the client these would need replacement and perhaps the other would follow. 12 months on, £8,000 spent, the client has repaired the windows which in fact had no lintel to the front leaf of the wall to either window! The kitchen window also required "stitching" to ensure it was all tied in due to the 7mm movement. It hadn't been noticed. She was aware buying the property that this work would be required and advised to get quotes before proceeding. Imagine moving in and then finding one job alone was going to cost the same as a new kitchen? If you are moving home, use a surveyor, we are worth the investment - I promise!
