FAQs

What is the property criteria?

Our criteria varies and is in line with client demand. However, thanks to our in-house leads and comprehensive database system, we will consider all applications. We work just as hard to find a solution for our landlords as our tenants!

How am I protected?

On top of our bespoke contractual agreements made to fit you, we also work closely with the NRLA and are signed up with the Property Redress Scheme. This is a 3rd party institution deployed to objectively solve property disputes. We hope to never engage with this resolution process, but we want the upmost reassurance for our clients

What happens at the end of the contract?

We either extend the term based on our newly found relationship, return the home to you in the same or likely improved state with added value, or we can arrange the purchase of your property if you so wish. There is no need to opt for any of these until the contract is finished.

What am I responsible for?

As a landlord, you will need to make sure the exterior/structure of the building is sound and the boiler and electrics are functional. Hinkley Homes are not liable for repairs to these parts of the home. If your property is an HMO, as a responsible landlord you should ensure all compliance documents, safety certificates and insurance is adequate. Finally, it is your responsibility to look after your own mortgage.

What is Hinkley Homes responsible for?

Hinkley Homes are responsible for paying the Landlord the agreed monthly rent, filling the house with our professional tenants and dealing with the management and maintenance of the property. We ensure all the utilities and council tax are paid, hire a cleaner and carry out regular inspections to ensure the house is well looked after and take over all of the landlord responsibilities so that the you can enjoy a truly hands off experience.
