**Scheme Design and Certificate Submission**nDid you know there is an awful lot you can do to your own property under permitted development if you have the land to do so? That includes this design we came up with for a client near Lyde Green in Bristol. I wish I had the land available to add this beautiful out-building that will house a 10x5m indoor swimming pool complete with full length corner glazing, openable roof flights, oak trusses, changing rooms, WC's and Plant Room. All of this is designed under permitted development, even though the land is within Greenbelt. The eaves are no higher than 2.5m with the ridge no higher than 4m from the natural ground level. Some excavations will be required to sink the building into the ground at the back as the land is slightly sloped, but it's more than worth it when these are the results. It also helps screen the building from neighbouring properties so that the impact is very minimal from their houses.nThe client asked us to prepare some of our typical indoor and outdoor visuals so they could show their young children what they would be getting, with day time and night time views. Needless to say the kids were very excited and want it up and running by Summer. Where are your projects located?

We work on projects across the UK and enjoy the variety of projects this brings in. We currently have projects in Somerset, Wiltshire, Berkshire, Hampshire, London, Gloucestershire and Devon and are open to projects in most locations across the UK. We are also keen to work on projects abroad, should the opportunity arise.

I work during the week, can you meet at weekends?

We recognise that many of our clients are busy during typical office hours and find it hard to book time off work. To make things as convenient as possible for our clients, we are happy to arrange meetings or calls on weekends and in the evenings.

Do you offer a free site visit and project appraisal?

After an initial phone conversation with you, if we both feel that our services are right for your project we will come to visit you on your site for an initial chat and site review. We do this without any charge or any obligation to continue with our services. In this visit we will chat over your asprirations, look around the site and give you some initial high-level thoughts on the opportunities available within your project.

Do you have main contractors you work with?

Every contractor is only as good as his or her last project. Although we may have builders we have worked with before, by recommending them to you we are promising that they deliver, something we can never be certain of. We guide clients through the process of identifying a good contractor and undertaking suitable due diligence on them prior to signing a contract. It could be one of the biggest decisions you make, it is important you are confident in yourselves that you have made the right choice.

Can we use our own builders?

Yes, absolutely, the process is the same whether you want to tender to a number of builders, or work with your own.. We would prepare drawings and a schedule of works for them to quote from and later a construction pack for them to build off.
