PERMITTED DEVELOPMENTnnI often hear 'I won't need planning as im only going out 3m', 'it's only small so won't need planning permission' 'my builder says I don't need planning permission'nUnfortunately Permitted development rights are not that black and white (I wish they were) and they aren't totally dependent upon size....you maybe not even have them! nnDONT FALL INTO THAT TRAP....always check before starting work!! An experienced architect should be able to advise on this.nnHere at VBArchitecture we always recommend submitting concept plans and gaining confirmation in writing from your local planning authority before appointing technical drawings or a builder. nnThis tiny extension, despite its small footprint and low eaves height did not qualify under PD. Connecting to the adjacent garage meant it did not fall under PD and therefore required a homeowner application.
