Why is a Snagging Inspection Important?
Snagging is an informal expression used within the construction industry in the UK and Ireland. It is used to describe the process of defect, issue or fault identification. Snagging is a necessary process to help detect and fix any defects in your property before the warranty period ends. Nowadays it is an essential part of buying a newly built home.
When should a snagging Inspection be done?
Ideally, a Snagging Inspection would be completed prior to legal completion. This allows the developer to complete works detailed on the report before you move in. Some developers do not allow access to the property prior to completion, however. In this case, we recommend having the inspection completed just after your completion. If you have already moved into the property, it is still fine to get the snagging inspection done asap. By law, you have a right to ask your developer to fix the snags within 2 years of the property completion date.
What areas of my property will you inspect?
We take time to look at all parts of the property that can be visually accessed. These include things such as untidy finish, cosmetic issues, plumbing (leaks), electrical (faults & compliance), and external finishing. We also help ensure your property is compliant with technical standards and building regulations. Can a developer deny access to the property?
Until you have completed, in legal terms, the property still belongs to the developer and they may try to deny access to our snagging inspector. However, you have a legal interest in the property and for this reason, your solicitor will be able to arrange access if the builder is being difficult. In recent years this has not been a major issue as most developers are used to dealing with us and the HBF ( Home Builders Federation ) has published a voluntary code, the Customer Service Code of Conduct.
How long will it take to prepare the Snagging Inspection Report once the Inspection has been completed?
We aim to complete and upload your Report to the Client Portal within 36 Hours of the survey. Sometimes however, it might take a little longer to complete. You will be automatically notified via SMS and Email once we have completed your Report.
