I did this roof survey of a dormer roof in Highbury N7 for an insurance renewal assessment of the roof, basically a roof condition report. The flat roof itself was in good condition, but the flashings around the perimeter are starting to pull out because they haven't been nailed down; they are relying on the sticky mineral felt of the roof to hold them in place. With all the hot weather we have had this summer (2022), the tar has started to melt on the roof, the weight of the flashings ( lead) is beginning to pull the flashings off the roof. Although not a problem at the moment, this situation will get worse. So in my roof report, I will note that this needs to be looked at but is not an ergent problme at the moment. Apart from these small details I was able to give a positive roof report for the customer to send to the insurance company.
