A snagging report is a document that contains a list of all the snags found during the inspection. Each snag will have a written description and photographic evidence alongside. This will assist the relevant trade in easily locating each snag.

The best time to have the inspection completed is prior to legal completion as this would allow the developer to complete works detailed on the report before you move in. Unfortunately some developers do not allow access to the property prior to completion so we would recommend having the inspection just after your completion. It is possible to book a snagging report up to two years after completion as most developers will offer a two year warranty. This allows for the building to settle and defects to appear which may not be apparent at the earlier stages.

The time it takes to inspect a property will depend on the size of the property, the type of property and quality of the build. A two bedroom semi detached house will usually take between 2-3 hours however a 5 bedroom detached house will take between 4-6 hours.

This entirely depends on the size property and quality of the build. A three bedroom house will typically have between 100-250 snags however these numbers can be significantly lower or higher than this.
